FR  conversation with cute gym girl

So I went to the gym this morning pretty pumped up to speak to [T] the hot little Asian girl in cute workout gear who is often on a mat doing stretches, push ups etc on the other side of the gym when I meet my trainer...

I arrive, put my bag away, there's no one there apart from another hotty who I will also speak to sometime but isn't totally my line of country...she isn't in a good place for an opener so I go jump on the tready... I am pushing buttons when [T] comes in. Bingo! This is a stroke of luck. I get ready to jump off the tready and stop her as she walks behind, but she goes off into the bathroom. Oh. So I start the workout.

A minute or two in she comes out and gets on a tready with an empty one between us... I am ready for this! Is it an approach invitation? I think so...
Me: Hey! [half turn]... Come over here! [tries for an investment opener]. [Meets eyes, she looks confused but a little intrigued] [She doesn't comply but I continue anyway]. Do you always work out at this time? [TBH I've never checked her out and she's even hotter than I thought, I think maybe I've got the wrong girl... hahaha]
T: [Expression clears and she looks happy!] Yeah!
Me: Yeah! I've seen you round... I'm Ray. What's your name?
T: I'm T.
Me: Right...[thinks for a moment]...you're from X?
T: [smiles] That's right.
Me: Ohh...[jogs for a bit...lets conversation die down]...[after a while]...your name...what tone is it? up tone, down tone?
T: It's just a level tone...
Me: Oh right...[thinks for a bit..where to go from here..don't want to show off but can't think of anything to say]... I can say [says a formal expression ending in her name in a down tone]... I think it means thank you or something.
T: [she looks intrigued]
Me: Or how about the number N...[says her name in an up tone]
T: [She thinks about this for a bit and says] Yeah! [this is an incredible turn of events since I only know a few sentences of her language]...You are learning X?
Me: Oh, little...little... [jogs a little]... So your workout... you do a lot of... [not sure how to describe it, also don't want to come across like I've been checking her out which I sure have]... what kind of workout do you do?
T: Oh, I used to do a lot of weights...[at least thats what I think she said looking back but I was a little confused at the time]
Me: Right...yeah, you look hot. [Indicates arm muscle...girls sometimes don't want to look built but in my case I love it...not sure how to explain this better]. [Thinks for a bit]... I can say [tells her she looks hot in her language].
T: [Looks confused]
Me: [Tells her totally gorgeous]
T: [She still looks confused]
Me: I need to work on my tones. [smiles... jogs for a bit in silence]
T: Oh! You're saying [something bout beautiful] ... [aha! now she is investing...]
Me: Maybe! [laughs] You can teach me the tones later. [pause] Only you'd be helping the competition... [a chase frame]
T: [laughs at this]
Me: So what brings you to [country]? Studying, ...?
T: I'm a student...
Me: What are you studying?
T: Accounting and finance...
Me: Oh cool...[not sure whether to mention I've studied that too..decide not to..in retrospect I'm missing a lot of deep diving oppties here, on the other hand I wanted to keep it light since we were both jogging and long sentences a bit difficult, also I was talking across an empty tready] whereabouts?
T: [X university which is close by]
Me: [mishearing] [Y university where I study..this might have been wishful thinking hehe]?
T: No X university...Y university is too expensive! [I think I'd better not mention I'm a student especially as I'm kinda old to be one, I'm a mature age postgrad student and according to Chase's articles I need to be already successful and proven at my age].
Me: Right...[jogs for a while] You have classes today?
T: Nah, I'm going into the city today [something I don't catch]
Me: Oh right..how come?
T: For the hairdresser.
Me: No way, I bet you went last week, your hair is perfect! [It really does look stunning, very glossy, feathery cut, best I've seen in a long time]
T: [She smiles but perhaps isn't sure if this is a compliment]
Me: Yeah, I tried a new hairdresser at [shopping centre near my home] [its in the back of an upmarket hair products salon]...it wasn't bad
T: [Looking at me non committally]
Me: So I had a totally bad haircut last month, had to let it grow out again for 3 weeks and try somewhere different... was really happy with it. [yes, I know this is a male storytelling style and I should have frontloaded emotion and gotten more involvement from her..but hey I told a story and she listened]...
T: [I don't see her response cos I'm not looking]... [we jog for a bit]... OK I'd better start my workout...see you [smile]
Me: Oh sure, later then [smile and nod]. [I finish a few minutes later and do some stretches before my trainer arrives]

I don't speak to her after my workout since she's on the other side of the gym and it might be awkward..

I guess another day I can stop her for a chat that isn't on a tready and might be a bit easier to keep going...now that we are acquainted...or possibly I f'd it up by being too boring, missing deep diving opportunities and sexual framing opportunities...writing the FR helps to see this though...will have to see what happens, not banking on anything...

Kudos for having the confidence for that investment opener.
I'd personally go for a smooth yet direct opener like: go to the adjacent treadmill and say "Hey, I've seen you here a few times, and I thought you were attractive...so I figured we introduce ourselves. I'm Ray"
But that's just my preference because the gym is a setting in which there is potential that she'd run into you again. I don't think it's exactly supplicating or "being beta", but I'd prefer not to make things awkward/inconvenient for the girl in such a setting.

I think you definitely should have mentioned your background so that she feels like you're relatable to her, and you should've deep dived. Because you didn't deep dive here, you ended up making the interaction feel more like an interrogation where you just kept asking surface-level questions. Furthermore, you wound up talking about yourself about something she likely wasn't interested in.

Anyways, you seem to know where you've made mistakes, so that's awesome. Hope to see you improving.
