I guess the biggest lesson for me was to always know where you want to proceed to.

We had agreed to meet at 5pm, it was about 1pm I texted her:
Me: Hi Alice, C U in a few hours.
She: Yup, definitely at 4.
Me: 4:30 works for you?
She: Oh, wait 5 pm, sorry, 5pm is all good.
Me: No worries.
She: Sorry sorry.
Me: 5 it is.
She likes my text.
10 mins to 5 she sends me a text saying she missed the bus and will be late and apologizes about the trouble, I tell her those busses are always off schedule, then she says there is a bus coming and will be here in 10 mins.
She gets to the shopping mall, a bit of fuck up about the bubble tea store we were about to meet, since I couldn't find it. A good lesson for me to get my logistics right.
We meet at about 5:10, She is sitting down I walk to her, she stands up, extends her hand, I hug her.
The bubble tea is very quiet, after we both order and chat a bit. She mentions she applied for New Zealand visa but they rejected it.
Me: Why?
She: They say you don't have enough family ties to get back here.
Me: Just tell them you have a boyfriend here.
She: (laughs and blushes) That is not enough.
I tell her 'let's go to another part of the mall since the tables at the bubble tea store is not comfortable, I have been sitting on a chair all day long in my office'. I wanted to sit at sofas next to each other.
We go to the sofas, I sit down, she hesitates for a second to sit on the sofa next to me but sits on the chair. I had assumed that once we get to the sofas we will automatically sit next to each other, I hadn't think about this part. Another lesson for me: I should have told her: Come on sit here.
She sits on the chair in front of me, I think I lost the opportunity to start light touches. Light talking, she talks a lot about her job and asks about mine, I deep dive her.
Me: You are such an independent girl who wants to earn her own life and try not to rly on others for her needs.
She: (Blushes, laughs and is impressed) Oh, thank you, yes you are right.
We keep chatting and she mentions you are very smart at two different occasions, I acknowledge her compliment. I tell her I want to buy something, so we go into a store, I mention about my work out and that I eat a lot of eggs,
She: They say you can't have more than 3 a day.
Me: Well, that is not my problem, its my kidney's.
We get out of the store,
Me: What is your plan for the rest of the day?
She: I will just study. What is your plan?
Me: I will just go home. (I know there was an opportunity here but I had decided not to have sex and I was kinda tired after a working day, also we couldn't go to my house or her house since both of us have housemates, but now I am thinking we could go to a nearby park, I knew about my place but before I met her I was thinking there might be a chance with her house, which I found she has a house mate in our convo. Another lesson, if you are not sure about the logistics, have more than 1 option).
She: It will take about 30mins for me to get home by bus.
Me: I can give you a lift.
She: Oh, awesome, thank you.
We get in the car, she mentions something about tik tok.
Me: Do you use tik tok a lot?
She: I try not to.
Me: It is so addictive isn't it, you go there to answer a text and you realize you are stuck for 2 hrs.
She: I know, but nowadays it is not that bad, there are lots of educational stuff there.
Me: That is right, there are all sorts of stuff there, it depends what you are after, there are naughty stuff, dirty stuff and educational stuff. (I should have mentioned sex there.)
She: That is right.
She asks how old I am I and I ask her, she is much younger than me, she is early 20's and I am in my 30's. Another lesson: I could have told her, the good thing about age is that you get better at everything.
She: Oh, you are even older than Alex (the guy who brought her to our Volleyball game). If you had children they would be my age.
Lesson: I could have told her: I don't mind you call me daddy

After this convo I dropped the ball and lost the track, I interpreted it as a BIG NO by her. Chatting goes on, she asks if I am with my family in this city (escalate cue?) and I tell her I am single and I socialize with lots of my friends, boys and girls.
I feel she was feeling relaxed in my car, but the convo about our age gap turned me off.
We get to her home. I park the car, she does nothing for a few seconds (I guess she was waiting for a hug or kiss?) then says
She: It was very nice to talk with you.
Me: Yeah, the same.
And she get out of the car.
All the field reports I have been reading recently are LRs, I shall start reading FRs and FR+s too.
